Essex Homes SE, Inc. Warranty Guidelines
While we strive to build a defect-free home, we are realistic enough to know that mistakes can happen or that something in the home may not function as intended. If either situation occurs, we will make necessary corrections to meet industry standards.
Our criteria for qualifying warranty repairs are based on typical practices in our region and meet or exceed those practices for the components of your home. However, we reserve the right to exceed these guidelines if common sense or individual circumstances dictate, without being obligated to exceed all guidelines to a similar degree or for all homeowners.
10-Year Coverage
Essex Homes SE, Inc. warrants your home for ten (10) years against major structural defects. A major structural defect includes failures in the home’s load-bearing components to the extent that the home becomes unsafe, unsanitary and/or unlivable. Load-bearing components include:
- Foundation Systems and Footings
- Roof Framing System
- Lintels and Columns
- Bearing Walls and Partitions
- Beams and Girders
- Floor Systems
- 1-Year Coverage
Essex Homes SE, Inc. warrants the plumbing, heating and electrical systems of your home for one (1) year. The coverage of these systems is limited to:
- Electrical: All wiring, electrical boxes, switches, outlets and connections up to the public utility connections.
- Plumbing: Gas and supply line fitting; water supply, waste and vent piping fittings; water, gas and sewer piping; and extension to the public connection.
- Heating, Cooling and Ventilation: All ductwork, refrigerant lines, registers, connectors and dampers.
This DOES NOT include any appliances, fixtures (light fixtures, sinks, tubs, etc.) or items of equipment (furnace, water heater, humidifier, air conditioner, etc.). See manufacturer’s warranty information.
Other Coverage
In addition to the 10-year and 12-month coverages identified above, Essex Homes SE, Inc. warrants the material and workmanship of your home within the performance standards as outlined in the South Carolina Residential Construction Standards. Items which WILL NOT BE CORRECTED unless noted in the pre-settlement orientation are those defined as “cosmetic”. “Cosmetic” items include, but are not limited to: nicks, scratches, scuffs, scrapes, gouges, dents, etc. on:
- Walls and Ceilings
- Counter Tops and Vanity Tops
- Tubs, Sinks and Showers
- Appliances
- Window Sashes and Frames
- Vinyl and Wood Flooring
- Doors, Cabinets and Woodwork
- Driveways, Sidewalks and Porches
