Once the neighborhood plan, structural options and lot is selected, the contract is written. This is when everything starts to happen. There is much that has to be done on the front end of building the house. The mortgage company must be contacted. Standard selections and any upgrade options must be picked. Materials for the field construction must be prepared. Tap fees (impact fees) must be paid and permits pulled. Sometimes architectural submittals must be made. All this is done in the 1st few weeks after the home is purchased and must be completed prior to any construction beginning.
After contract signing our clients get a pre-approval letter from the mortgage company. This is a simple process where the mortgage company reviews your income, credit, and a few simple things to be sure that you can borrow the amount of money you need. The final loan approval comes toward the end of the building process.
